1)  Thinking real estate investing is a complicated game that only the wealthy can play.
 
2)  Thinking that "No Money Down” investing is realistic.  (It is NOT.)
 
3)  Fear of making a huge financial mistake.
 
4)  Not looking at enough properties before buying.
 
5)  “A better deal may be just around the corner” syndrome. (The converse to #4, above.)
 
6)  Falling in love with a property that is for sale.
 
7)  Buying investment books and attending seminars and not using that information.
 
8)  Failure to plan your financial goals.
 
9)   Trying to purchase properties from a Seller who is not really motivated to sell.
 
10)  Believing you can get rich quick overnight with no money invested of your own.
 
11)  Failure to learn the basics of real estate investing. Take a finance class. Attend a reputable seminar.
 
12)  Not financially analyzing a potential investment property
